What are the documents required to sell a property?
Selling a property is not a difficult process, but it involves some paperwork.
First of all, you will need to identify yourself for which you will need a passport or driver’s licence and proof of address. The proof of address can be a public service invoice (electricity, waste management, gas, phone, etc.) in which your name and address appears.
Second, you need an Energy Performance Certificate (EPC): This is a rating that goes from A (best) to G (worst) about the C02 efficiency of the property. It has to be issued by a qualified assessor and has to be less than 10 years old.
Third, we go with the Ts: TA10 and TA6.
TA10 is a document that states what items are included in the sale, such as furniture, electrical appliances, etc. It prevents later conflicts between you and the buyer about what was included in the selling price.
